How can the Association achieve this for Homeowners

Comprehensive Operational and
Capital Maintenance  Budget

The HOA should be in a position to manage the estate and maintain its assets without resorting to special levies, above market related levies  or compromising on its obligations.

An MOI that guides Homeowners and the Board

We are drafting, with the help of Prof Maitland, a revised MOI that takes into account changes in the legislative environment and seeks to create a clear, unambiguous and forward thinking foundation for our estate. Residents come and go and so do boards.
We need an MOI that endures.

Better Communication between the HOA and Homeowners 

A key to a successful and happy estate is good communication.
We have revived the Kwawula newsletter and will be using this to communicate matters of interest to the Homeowners from the management team as well as the Board.

Professional advice and services 

The appointment of Haloprop as managing agents, not only provides day to day administrative services but also gives us access to professionals with experience in HOA management.

A New Website and our own Domain​

A well run estate must play a role in marketing its value proposition.

This is vital in a property market where you outsource the process of selling your home.

Buyers,  Agents and Banks need to see what we see as homeowners.

A forward looking and pro-active Board

Serving on a board can be onerous without the right support, guidelines or  budget. With these elements in place, we would like to encourage broader  participation in the management of the HOA.

An inclusive review of architectural guidelines, image, look and feel of the estate 

Change is inevitable, architectural and aesthetic tastes evolve over time
A key factor in enhancing  property values, is allowing sufficient flexibility to enable homeowners to add value.

A stabilisation levy on property sales 

Stabilisation levies are common in most estates,

allowing for the collection of a once off levy on transfer.

We are proposing that we introduce this levy.
